Customer: Karen S.
Location: Bastrop St, Melissa, TX 75454
Type of Job: Mold Remediation and Humidity Control

Problem:
The homeowner, Karen S. noticed visible mold forming throughout the entire upstairs area, with early signs appearing downstairs as well. Though the home was only a few years old, the problem had rapidly worsened. Upon inspection, the Rainy Day Restoration team discovered that the root cause wasn’t a leak or flooding — it was high humidity caused by an oversized HVAC system.

The system was too large for the home’s square footage, which caused it to run for short intervals without effectively removing moisture from the air. Combined with overdue maintenance, this created the perfect environment for mold growth on surfaces throughout the home.

Our Process:
Rainy Day Restoration brought in a certified HVAC expert and a Mold Assessment Consultant to identify the full extent of the issue and determine the safest, most effective remediation plan.

Our team’s initial plan includes:

1. Assessment & Containment – Isolated affected areas to prevent mold spores from spreading further throughout the home.

2. HVAC Correction – Coordinated with HVAC specialists to adjust system sizing and operation. The plan includes installing an inline dehumidifier, replacing select ductwork and registers, and performing overdue maintenance.

3. Remediation & Cleaning – Scheduled heavy cleaning, drywall removal where needed, encapsulation, and painting of affected areas using antimicrobial coatings.

4. Contents Cleaning & Air Quality Control – Implementing HEPA filtration and air scrubbers to maintain indoor air safety, along with light contents cleaning.

Result:
The remediation plan is underway in coordination with the homeowner, HVAC contractor, and consultant. The homeowner will temporarily vacate during the remediation phase to ensure safety and efficiency. Once completed, the property will be fully restored to a healthy, balanced indoor environment with proper humidity levels and improved HVAC efficiency.
