What Drives Your Roof Estimate
Two roofs on the same street can cost very different amounts, and it usually comes down to two things: how big and complex the roof is, and what material goes on it. Understanding both helps you plan before the inspection instead of being surprised by the number.
How Size and Material Add Up
- Size and pitch. Roofs are measured in squares, and a steeper, cut-up roof with lots of valleys and facets takes more material and labor than a simple gable.
- Shingle system. We install the major systems — CertainTeed, GAF, Owens Corning, TAMKO, Atlas, and more — and the line you choose changes both the price and the warranty.
- Specialty and commercial. Metal, cement tile, and flat-roof TPO systems are different animals with different costs.
- Decking and extras. Bad decking, ventilation, and drainage fixes all factor in once we’re up there.
