Commercial & Builder Solutions

One Partner From Investigation Through Completion

When a builder trusts you with their warranty work — and refers you to their own homeowners — you’ve earned something you can’t advertise your way into. We’ve been the go-to for Shaddock Homes for more than ten years, handling everything from roofing to brick-and-mortar and cosmetic repairs to the occasional water or mold problem, on the homes that carry their name. That’s the standard we bring to every commercial and builder relationship: responsive, documented, accountable, and finished right the first time. For property owners, facility managers, and builders across North Texas, Rainy Day is one call for roofing, water and mold response, flat-roof systems, and the reconstruction that ties it all together.

One accountable point of contact

Commercial and builder projects require clear findings, documented conditions, schedule coordination, and a defined path from investigation through repair.

Who We Support

Solutions for Complex Property Needs

Homebuilders, property owners and managers, HOAs, medical and office facilities, schools and childcare, and houses of worship. We’ve handled leak repairs for Baylor Scott & White Hospital in Frisco and Methodist Richardson Medical Center, re-roofed both the Allen and Frisco campuses of Apple Creek Preschool, and mobilized generators, desiccants, and hundreds of air movers to dry out a church that flooded during a hard freeze. Different buildings, same standard.

Core Capabilities

From the First Symptom to the Final Repair

Commercial roofing, flat and steep-slope — TPO membrane systems, tear-off and re-roof, decking repair, coping and flashing, plus shingle and specialty systems. At the Fannin County Children’s Advocacy Center in Bonham we scraped an old tar-and-gravel roof, repaired the decking, and installed a full TPO system with new perimeter coping; on the Main Street title building in Bonham we replaced a failing metal roof with flute filler, insulation board, TPO, and new metal coping.

When Packard Orthodontics in McKinney needed a cement tile roof replaced as part of a freeze-damage restoration, we had the tile custom-fabricated to match. We also handle large-loss water and mold response — commercial extraction, structural drying, desiccant dehumidification and generator power for big or off-grid losses, and licensed mold remediation (MRC1508) — plus builder warranty and punch-list work, and the reconstruction that puts the building back.

How We Work

A Clear Process for Occupied and Operational Properties

Commercial and warranty work punishes companies that cut corners, because the problems come back and the paper trail matters. One accountable team, not a chain of subs: roofing, water, mold, and reconstruction all live under our roof, so there’s one company responsible instead of four trades pointing at each other while the tenant or homeowner waits.

Documentation that holds up: photo logs, moisture maps, signed scopes, and clean warranty records. We answer when it’s bad — we took a 12:30 a.m. call from a Richardson hospital whose main waterline had let go, extracted 30,000 to 40,000 square feet of water, and kept them operational. And we finish the whole job, through the rebuild and the cosmetic details after — brick, mortar, and drywall included.

01Initial Intake

We gather property, access, urgency, and stakeholder information.

02Investigation

Conditions are documented through visual review, moisture tools, controlled testing, or selective access when appropriate.

03Scope & Coordination

Findings, repair needs, scheduling constraints, and responsibilities are clarified.

04Completion

Mitigation, remediation, repair, and final documentation are coordinated through closeout.

What Clients Need

Communication That Holds Up Across Multiple Stakeholders

We work for the building owner, not the insurer — within the lines of what a contractor legally can do. We’re not licensed public adjusters, so we can’t negotiate your settlement or pricing with the carrier; we document the loss, provide paperwork in the format carriers generally expect, explain our scope and costs, and help you get it submitted. You handle communication and collections with your insurer, and if they stall or lowball, we can refer you to a reputable licensed public adjuster. Financing is available on larger projects.

Built for recurring property needs

Rainy Day can serve as a reliable first call for water, mold, roof, leak-detection, and repair concerns across multiple properties or projects.
